Buying property together in India: what to know first

Buyers interested in the same project sometimes approach the builder together. It can strengthen their hand - but it replaces none of the checks a property purchase needs.

Why buyers of one project group up

A builder who sells several units to one group deals with one conversation instead of many, and can plan sales around a known number of buyers. The buyers, in turn, can ask for terms together that few would get alone.

What a group can ask for

Common asks are payment-schedule terms, inclusions in the specification, parking or amenities, and timelines for possession. Each is a request; the builder decides what to offer.

Checks that stay with each buyer

Group buying does not do your due diligence. Each buyer should independently check the title and approvals of the project, the registration of the project and the builder under the applicable real-estate regulation, the sale agreement, and the financing. Take advice from a qualified lawyer and, where relevant, a financial advisor before signing.

Keeping it fair inside the group

Members want different floors, sizes and budgets. Agree early which terms are common to the group and which each member negotiates for their own unit.

Questions

Does Subharambh verify builders or titles?

No. A group is a way for buyers to find each other and negotiate together. Verification of a project, builder or title is the buyer's own responsibility, with professional advice.

Do I pay anything by joining?

Not while the group is growing. Any payment is between you and the seller under their agreement.
